Political injustice to Kammas in AP

Lanco in tie-up talks with global operator for non-metro airports

Hyderabad: Integrated infrastructure developer Lanco Infratech Ltd, a company with interests in power and construction, is in talks with an international airport operator to be a partner as it bids for new airport contracts in small Indian towns.
High-flyer: Lanco group chairman L. Madhusudhan Rao says he expects the deal with the operator to be firmed up soon.
“The global airports operator that we are currently talking to has an experience of handling close to 60 million passengers a year, and is now operating three airports globally. We expect to firm up the deal very soon,” said Lanco group chairman Lagadapati Madhusudhan Rao.He declined to name the global airport operator. Lanco, with Rs1,647 crore in revenues last fiscal year, had in the past held talks with Houston Airport Systems, the fourth largest airport operator in the US, to be a partner, but did not conclude a deal, said Sanjay Diwakar Joshi, executive director at Lanco.
Lanco, based in Hyderabad, is the fourth infrastructure firm from the region to enter the airport development sector, as the Union government opens up airports in metros and smaller towns to private players. The others are GVK Power and Infrastructure Ltd that runs the Mumbai International Airport, GMR Infrastructure Ltd that operates the airport in New Delhi and is building the new airport in Hyderabad and Nagarjuna Construction Co. Ltd-Maytas Infra Ltd combine that has won contracts to build new airports in Shimoga and Gulbarga in Karnataka.
In August, Lanco won a Rs83 crore bid to modernize the airport at Varanasi in Uttar Pradesh. The contract includes expansion of the runway and improvement of passenger amenities to be completed by December next year, but the firm won’t operate the airport.
“(Airports) will be natural extension for real estate and construction companies since it provides for real estate opportunities,” says Kapil Kaul, chief executive of the Centre for Asia Pacific Aviation, a consulting firm.
Lanco has submitted pre-qualification bids for a Maharashtra tender to convert airstrips in six smaller cities into airports. These airstrips include Nanded, Osmanabad, Latur, Yavatmal, Baramati and Jalgaon. Once the firms are selected, a request for proposal tender would be floated in January, and contracts expected to be awarded by June.
These airports would be initially used as a maintenance and parking facility to run aviation academies and eventually be turned into commercial airports.
“We will not be seriously pursuing all of them. We may choose to develop only a few viable ones among them,” said Lanco Infratech managing director G. Venkatesh Babu.
Of the two airport projects announced by the government, in Amritsar and Udaipur, the first among 35 non-metro airports under the public-private-partnership model, Lanco is keen on bidding for just the Amritsar airport, Babu said.
Lucknow, Varanasi, Ahmedabad, Patna, Jammu, Kolkata and Chennai are among the 35 non-metro airport projects being considered by the Centre. In these projects, successful bidders would be responsible for commercial exploitation of airport area through hotels and conference centres.
The other components include running parking lots, commercial spaces within the terminals and also managing the terminals.

Unitech to join hands with Prasad Potluri (PVP)

Chennai 27, December: Unitech, one of India’s largest real estate developer, is making an aggressive entry into the booming realty market in south. It is on the verge of announcing two joint development deals, involving over 1,400 acres of prime land in Hyderabad and Chennai.

Unitech is set to shortly unveil its 50:50 joint venture deal with serial entrepreneur Prasad V Potluri’s PVP Enterprises which owns around 1,300 acres in Hyderabad’s Shamshadabad region, the most happening part of the city in terms of property development.

Unitech will also unveil, over the next few days, a 55:45 joint venture deal for developing 8.8 million sq ft of residential property on the 70-acre Binny land near Perambur in north Chennai, owned by SSI, sources privy to the development told ET.

In February this year, PVP Enterprises picked up a controlling stake in SSI. It now owns 62% equity stake in SSI, which include acquisition of 42% equity stake held by the Kalpathi brothers - Aghoram, Ganesh and Suresh, as well as 20% acquired from the public through an open offer in October.

PVP Enterprises pumped in Rs 750-800 crore for the stake. Kalpathis still hold 29% stake in SSI, the rest 9% with QIBs and others. Besides the 70 acre Binny property, SSI also owns prime property, including an IT Park, developed over 100 grounds (one ground = 2,400 sq ft), at Vadapalani in West Chennai, as well as the Dasaprakash Hotel property in Ooty.

Also, SSI and PVP Enterprise are expected to merge. A formal announcement is likely to take place over the next couple of days, even as the merger ratio between the two companies too has been tentatively finalised. “For every three shares of SSI, one share of PVP Enterprise will be allotted. While the process for merger has been set in motion, it is still not clear whether SSI will undergo a name change,” sources privy to the deal said.

Despite repeated attempts, Shyam Chandra, joint managing director, Unitech, Kalpathis of SSI and its new promoter, Prasad V Potluri could be reached for their comments. According to sources, all existing loans of PVP Enterprise are being converted into equity. This will make it a debt-free company, after the merger. The move will result in a huge scaleable opportunity on the infrastructure front for the merged entity that will also be cash rich.

The development on the Binny land alone involves construction of over 5,000 residential flats, besides retail and commercial space. Even at a reasonably price level of Rs 5,000 per sq ft, the sale proceeds of developing 8.8 million sq ft comes to around Rs 4,400 crore.

“The environment clearance has been obtained for the project, while the CMDA clearance for the first phase involving development of one million sq ft has also been received by SSI,” the sources said.

Malaxmi Group to enter resort biz with Caribbean island buy

It plans to set up a resort and a community for retired people to cater primarily to clients based in the US

The Malaxmi Group, a Hyderabad-based infrastructure company with interests in power, special economic zones and highways now plans to enter the hospitality business by buying part of an island in the Caribbean Sea.
In what will the group’s first venture overseas, it plans to set up a resort and a community for retired people to cater primarily to clients based in the US.
“We are looking at an island near Florida and it will also add valuation to our 1,755 acre land bank. It will be a resort sort of a thing with (an) old-age village catering to the American customers. We will buy it from the island country’s government,” said Yarlagadda Harish Chandra Prasad, chairman, Malaxmi Infra Ventures (India) Pvt. Ltd.
He declined to disclose the name of the island or the country.
Commenting on the investment required for the project, Prasad maintained that the detailed calculations are yet to be done.
“It depends upon the type of land we get. If we get land near the sea or on a hill with a view of the sea, then it will be a very good venture with investments running into hundreds of crore. I am going there at the end of the next month,” he added.
According to website (www.caribbeanislandbrokers.com), the Carribean has enough islands for sale, for anything between few hundred thousand dollars to a several million dollars.
Siddharth Thaker, associate director, HVS International,a global hospitality consulting firm’s India unit, said that the company’s island resort would have enough takers.
“Old age communities are very popular in the US and are a tested concept,”he added.
The unlisted Malaxmi Group is implementing four projects with a total capital investment of $2 billion (more than Rs8,000 crore) of which the company’s equity investment is around Rs700 crore.
The group has thus far invested Rs20 crore of this. “The money will be raised in phases through bank loans, private equity, strategic investors, non-resident Indians, friends and families. Lot of private equity funds have approached us,” said Prasad.
The company is also looking at islands in Indonesia for its project “We are also looking at islands such as Bontang in Indonesia, but nothing has happened as yet,” Prasad said.

XL Telecom to set up solar farms in Europe

Rs. 1,000 crore investment envisaged; targets 28 MW capacity for the first year

XL Telecom, a Hyderabad-based telecom and energy company, will be entering the power generation segment in Spain and Portugal. The company’s subsidiary, Saptashva Solar Ltd, will set up a series of solar farms with an investment of Rs. 1,000 crore.

The target for the first year is 28 MW capacity. The medium-term target for the company is to install about 200 MW in the two countries.

XL Telecom, a solar photovoltaic panel manufacturer, also started producing solar cells and batteries. The company is now proposing to integrate its expertise by taking up power generation. Opportunities in other countries are also being explored with a view to making use of the benefits offered to go up the solar value chain.

The first year’s solar farms would have debt equity ratio of 1:4 and local banks in those countries would fund the projects. However, the company was not envisaging any dilution due to the proposed investment, said Dinesh Kumar, Managing Director, here on Wednesday.

The project would have a 25-year power purchase agreement with a local utility company. Mr. Kumar said the first full year’s operation would generate Rs. 1,000 crore (17.740 million euro) with 20 per cent margins in the next 25 years. The first solar farm of 2.3 MW would be implemented before March 2008 and the remaining before the end of the next calendar year.

Spain was targeting 1,200 MW from solar farms every year and was liberally providing the opportunity by supporting the investments in this segment with long-term leased land and subsidised interest rates on bank loans, he said.

The company secured orders for Rs. 2,635 crore for the supply of 16 MW solar panels to the European market and the order should be executed before June 2008. It had recently concluded its FCCB issue of $40 million to part fund its 120-MW solar cell unit, with a total expenditure of Rs. 3,000 crore.

Kakarla Narayan Karthikeyan hopes for F-1 comeback

New Delhi - 20, December: Narain Karthikeyan is dreaming again of taking part in the Formula 1 championship after winning his first A1 GP race in Zhuhai, China.

“I think this is the dream time for Indian motor sport and it required right moves by the right people to put everything together,” said Karthikeyan, during his felicitation here on Thursday.

The win in Zhuhai served as a consolation for the Indian racing champion after his F-1 team Williams sacked him from his test driver position.

“The victory has come at a very important time for me. This will help me plan for the future,” said Karthikeyan, expressing his desire to race in the F-1 again. “There is still time for me and I hope it will happen sooner rather than later.”
First F-1 driver

The 30-year-old Karthikeyan became India’s first F-1 driver in 2005 when he signed for the now-defunct Jordan. His tenure with struggling Jordan was ordinary, except for the fourth finish in the U.S. Grand Prix in Indianapolis. There were, however, only six drivers at the starting grid after controversy over the use of tyres had rest of the teams using Michelin tyres pull out.

Following Jordan, he endured two frustrating years as test driver for Williams, but now he wants to get back into F-1.

“First I want to finish in the top six in A1 GP in 2008 before looking out for F-1 options. It is early in the season at A1 GP and we have already secured points and now with this win, I look forward to bringing A1 Team India more victories,” Karthikeyan said.

When pointed out that Force India, the renamed Spyker team that Indian businessman Vijay Mallya jointly owns with a Dutch family, did not seek him out for a test drive, Karthikeyan said: “World doesn’t end with Force India. There will be more opportunities in the future.”

Karthikeyan, however, said that it was good that an F-1 team had an Indian owner and hoped that India would be soon hosting the first Grand Prix.

Jayaprakash Narayan flays proposed panel for BCs

Lok Satta Party president Jayaprakash Narayan on Thursday criticised the State government’s decision to appoint a commission to go into the inclusion of Kapus and 17 other castes among BCs as an attempt to derive “short-term political gains”.

Addressing a press conference here, he said the decision was taken in view of the changing political situation in the State and expressed fears that it would trigger caste disputes like the ones witnessed between Malas and Madigas in Andhra Pradesh and Gujjars and Meenas in Rajasthan. He said there was indeed backwardness and deprivation among Kapus and for long they had demanded that they be included among BCS. But the timing and manner of the decision made it clear that the government was motivated not by a genuine desire to help those suffering from discrimination.

He said that several disadvantaged communities have genuine grievances about their non-inclusion in reservations. All such communities should be carefully considered and included among categories eligible for reservations after a thorough and objective analysis of their economic, social, cultural and anthropological background. Pending a scientific study, Dr. Narayan said that justice could be rendered by awarding 10 per cent weightage in marks to children from poor families, irrespective of their community in both educational institutions and government jobs.

L&T, IDFC, Lehman buy 7% in B Seenaiah

Engineering and construction giant Larsen & Toubro (L&T), Infrastructure Development and Finance Company (IDFC), Lehman Brothers and Singapore-based private equity (PE) firm Amansa Capital together have picked up a 7% stake in Hyderabad-based construction firm B Seenaiah & Company Projects (BSCPL) for Rs 152 crore.

Bollineni Seenaiah seems to have trebled its valuation since its last stake sale 18-20 months ago when it sold around 19% stake to two foreign investors, New Vernon Private Equity Fund and Tiger Veda for Rs 150 crore. Sources said L&T has routed its investment through two of its group companies, L&T Infrastructure Finance and L&T Capital. This is the second round of PE funding in BSCPL.

BSCPL is one of the leading construction firms in road and irrigation projects in India. BSCPL, which has a significant overseas presence, has already completed seven road projects in Afghanistan. IDFC SSKI acted as exclusive financial advisor to BSCPL for the deal. IDFC was also the company’s advisor during its first round of PE funding.

An investment banker close to the deal said the company will use the investment to fund its projects in roads and real estate, and repay a portion of its existing debt. BSCPL chairman B Krishnaiah said the company had drawn up ambitious plans to grow at a rapid pace in the infrastructure segment.

“We see a lot of synergy between the company and all the investors who have come on board. This will lead to greater thrust in achieving goals set out,” he said.

BSCPL has already formed a consortium with Siemens to bid for modernisation of airports in India. The company has also forayed into other infrastructure sectors like development of ports and power plants and urban infrastructure. Currently, the company has orders worth Rs 2,224 crore.

“The technical competence and the ground-level operational efficiency built up over the years will now be leveraged in different areas of infrastructure development. The presence of the diverse set of investors who are giants in their respective areas will provide a boost to the company’s plans,” said BSCPL managing director Bollineni Seenaiah.

Narain presents India maiden A1 victory

- F1 still an unfinished business for me and I’ll be back, says ace driver

Zhuhai (China): Narain Karthikeyan scorched the Zhuhai International Circuit as Team India zipped to their first A1 GP victory by winning the feature race here on Sunday.

Karthikeyan took the circuit by storm and raced to the chequered flag, surviving a late charge from New Zealand and South Africa.

The Indian clocked 1:08'30.759 to finish 0.502 seconds ahead of Jonny Reid of New Zealand.

India thus became the 14th nation to record a win in A1 GP.

Karthikeyan said the victory was a morale booster both for him and the team and felt winning the race was always a possibility since he had qualified third.

“Being among the top three on the starting grid, we always had a reasonable chance to win. In the last three races we struggled because we could not qualify better. Pace was never the problem with me,” the former Formula One driver said.

Starting third on the grid, Karthikeyan stepped on the gas on lap 16 when Portugal slipped back, allowing India to trail Switzerland. And by lap 22, the gap between the Swiss and Indian cars had been whittled down to 4.6 seconds.

In lap 26, Neel Jani of Switzerland developed a problem with the right rear tyre and had to bring the car into the pits, which allowed Karthikeyan to grab the lead.

However, there was hardly any moment to relax with New Zealand’s Reid breathing down his neck and less than half a second separating them.

Hard pressed to maintain his lead, Karthikeyan put all his experience in the Formula One into play and survived the late assault to drive his team to glory.

Though Williams replaced him with German Nico Hulkenberg as their new test driver, Karthikeyan insisted his F1 dream was far from over. “F1, well that is still an unfinished business for me and I’ll be back,” he said, refusing to elaborate.

Asked how it felt to be the first Indian with an A1 GP win under his belt, Karthikeyan said, “I think I have been a trendsetter in motorsports in India and this is yet another first to my credit.”

Narain Karthikeyan won the feature race in Zuhai China today, 16-December

Having secured the best qualifying position ever in the A1 series for Team India, Narain Karthikeyan (Kakarla Kumar Ram Narain Karthikeyan is a Kamma from Coimbatore) had something special under his sleeve. So I decided to watch the race online. Do not ask me why, but I caught only the last 15 laps of the feature race, with Team New Zealand hunting Narain down lap after lap. With only about a half a second gap, tires wearing out and brake fade at its worst, Jonny Reid was waiting for Narain to make a mistake, but from what I understand two great pit stops and some sensible driving meant that Team India coasted home to its first victory.

And yes, the Indian national anthem was played for the first time in A1GP.

Karthikeyan was excited and happy. Team India’s manager Mr. Setna was overcome with emotion.
An amazing achievement by the team and Narain. A few more wins like this should put him into the limelight he deserves.

Rakindo in hotels JV with Millennium & Copthorne

The joint venture has committed to invest $100 million initially in India to develop five-six mid-tier business hotels

The newly formed joint venture between the UAE-based Rakeen Pvt. Ltd and Chennai-based mining firm Trimex Group, Rakindo Developers Pvt. Ltd, Koneru Prasad, Managing Director, plans to expand into the hospitality sector in India with two separate partnerships.
Room service: The Millennium hotel in central London. While the joint venture will own the hotel properties, Millennium and Copthorne will manage and operate the hotels. The Millennium hotel in central London. While the joint venture will own the hotel properties, Millennium and Copthorne will manage and operate the hotels.
It is partnering with global hotel chain Millennium and Copthorne Hotels Plc. to build hotels in India and is also pooling resources with a UK-based private equity fund to invest in hotels in Asia.
Rakindo Developers, and Millennium and Copthorne have formed a joint venture company, Millennium and Copthorne Rakindo Hospitality. Rakindo holds 40% stake in the joint venture and the balance is with Millennium and Copthorne.
While the joint venture will own the hotel properties, Millennium
and Copthorne will manage and operate the hotels. The hotel firm operates hotels under the Millennium and Copthorne names across the world.
The joint venture company plans to develop mid-tier business hotels in India. “We are looking at developing business hotels with rooms that cost around $100 per day (Rs3,900),” Kishore Kothapalli, director, Rakindo Developers, said. “The cost of a room in business hotels is between $150 and $200. So, what we are looking at is hotels that fall between a business hotel and a budget hotel.”
The joint venture has committed to invest $100 million (around Rs3,900 crore) initially in India to develop five-six business hotels. The company is looking at developing hotels in south and west India in cities such as Chennai, Bangalore, Hyderabad, Coimbatore, Kochi, Pune and Nagpur.
Millennium and Copthorne owns and operates more than 110 hotels in 17 countries in the world. The hotel chain operates three, four and five-star hotels globally.
The joint venture has not yet decided “on the brand”, Kothapalli said. “It will, however, be a single brand.”
The demand for hotel rooms is soaring in India due to an increase in the influx of foreign tourists and a growth in domestic tourism. India has a huge shortage of hotel rooms. According to a report by industry lobby group Federation of Indian Chambers of Commerce and Industry, India has 105,000 hotel rooms, while Shanghai in China alone has 135,000 rooms.
Real estate developers are cashing in on the shortage of hotel rooms in India to develop hotel properties in one of the fastest growing economies in Asia. Developers such as DLF Ltd, Unitech Ltd, and Parsvnath Developers Ltd have announced plans to develop budget and luxury hotel properties across India.
Rakindo has also partnered with the UK-headquartered Lotus hotel investment fund, a private equity fund, to form a joint venture in India, Lotus Rakindo Hospitality, which will invest in three- and four-star hotel properties in the country and Asia. Rakindo holds 40% stake in the joint venture and the balance is held by Lotus hotel investment fund.
“We did not want to have an exclusive partnership with a single company,” Kothapalli said. “We wanted to have multiple operators for our hotel properties, as every company has its own limitations.”
The joint venture will initially focus on investing in hotel properties in six cities in south India such as Chennai, Bangalore and Hyderabad. The joint venture has committed an initial investment of $100 million in India. While the joint venture will own the hotel properties, the hotels will be managed by an international hotel chain. Lotus hotel investment fund already has an existing partnership with Carlson Hotels Worldwide to focus on hotel development opportunities in Asia.
“The hotels could be managed by one of the partners of Lotus,” Kothapalli said.
Rakeen is a property development company with more than $1 billion in revenues that develops resorts and residential properties in West Asia, China and Europe. Trimex Group is a transnational mining conglomerate with more than $500 million in revenues that processes and supplies industrial raw minerals to oil-well drilling, ceramic and fertilizer industries in India and West Asia.
The two companies announced the formation of a 50:50 joint venture company Rakindo Developers recently.
Rakindo plans to invest up to $5 billion (Rs19,850 crore) over five years in the Indian real estate market to develop various projects in the country.

Rakindo to spend $5b in India

Ras Al Khaimah’s Rakeen Development has tied up with the Trimex Group of India to form a company called Rakindo, which will spend $5 billion over the next five years to build a mixed-use property in India.

The company joins Dubai-based Emaar Properties PJSC, the Middle East’s biggest real-estate developer by market value, in investing in India, where the world's second-fastest pace of economic growth is lifting wages and spurring demand for commercial properties.“Our entry into the Indian real estate market couldn't be better timed,” said Prasad Koneru, Managing Director of Rakindo, a venture formed by Rakeen and Trimex to build the properties. “We are looking at developing several townships including a marina in south India.” Rakeen has already invested $100 million in India and will spend another $100 million to acquire land over the next few months, he said. The developer plans to raise funds in India later, Koneru said, without giving details. The company, which has more than 4,000 acre of land, plans to acquire an additional 5,000 acre, he said.

Emaar Properties chairman Mohamed A Alabbar on Monday said at the same conference the group’s Indian unit, Emaar MGF Land Ltd, aims to raise about $1.7 billion in an initial sale of shares.

Separately, the government of Ras-Al-Khaimah, the fourth- largest of the seven emirates, is setting up a $2 billion aluminum project in the southern state of Andhra Pradesh.

The company is building a 1.5 million metric tonne alumina plant and a 3,50,000 aluminum smelter and developing a 350 million tonne bauxite mine in the state, Massad said.
